The Villages at Town Creek, a 61-unit, 244-bed townhouse community in Pendleton, has been sold by Georgia-based QR Capital to an undisclosed buyer, according to a CBRE announcement.

Jaclyn Fitts, William Vonderfecht and Casey Schaefer of CBRE’s National Student Housing Team and David Lansbury and Erika Maston of CBRE’s Southeast Multifamily Investment Sales Team arranged the transaction on behalf of the seller.

“Town Creek Villages offered an attractive initial yield to investors in one of the strongest Power 5 student housing markets in the nation,” Schaefer said in the press release. “Showcasing a long history of stable performance, the property has also provided a development opportunity in its own right for additional units. The units are among the largest and most unique townhouse floor plans on the market, differentiating the asset from its competitive set. We were thrilled to help QR pull off a successful round trip.

Built in 2010, the property is on a bus route to Clemson University and has had an average occupancy rate of 97% since 2013. The Villages at Town Creek offers a mix of units including townhouses of three, four and five bedrooms.
